Jenny Jackson of Coldwell Banker Barnes joins Chris to talk about the Nashville real estate market. Nashville has seen an influx of new homeowners during the pandemic. With the flexibility to work remotely, some people are choosing to move to areas with a more favorable climate and easier pace of life. This is causing high housing demand in areas with low inventory, driving prices up.   

Deborah Schilling of Willam Raveis joins Chris to talk about the real estate market on Cape Cod. Many people moved during the pandemic to attractive locations like Cape Cod, causing the real estate market in those areas to soar. February statistics show that the number of homes available on the Cape Cod market is down 77% from last year and that homes are selling for approximately 25% more. The best chance for the highest rate of return is a decluttered and modernly decorated home.  

Ryan Tufts from Harbor One Mortgage joins Chris. From a historical perspective mortgage rates continue to be very low and the environment is very competitive. If you are thinking of refinancing, it may be good time to talk with a mortgage representative if your rate is above 4% and/or you are still covering mortgage insurance.   AMR talks about when to buy a house: Should you buy when interest rates are high and prices are lower? Is it always more advantageous to purchase a home versus renting?  

Chris and Brian discuss the $2Trillion infrastructure bill and what's covered in it. F. Keats Boyd III, President of Boyd & Boyd P.C. joins to discuss the potential tax implications of the bill.  Chris and Brian discuss investing in real estate - from home ownership, to property management, to REITs - and AMR's real estate portfolio.

Chris and Brian talk about investing for income vs. investing for total return. Even if a company is paying dividends, if they fail to reinvest in their business then the company will likely lose value at some point. They also discuss momentum versus tactical investing. Momentum investing is buying when the stock price is going up and selling when it is going down. Tactical investing places clients into a strategic asset allocation based on risk preference. Since buying stocks is taking ownership in a company, AMR suggests investing based on the value of the company vs. the intrinsic value.
